What’s changing in NSW rental laws – and what it means for you

Whether you’re a seasoned investor or new to the world of rentals, it’s essential to keep up with the latest legal changes. And right now, there’s a lot happening in the world of rental reform across NSW.

Some of the changes have already come into effect. Others are just around the corner. So we’ve broken down the key updates, what they mean in practice, and how we’re helping landlords stay ahead of it all.

What’s changed already?

Two key reforms are already live.

As of 31 October 2024, rent can now only be increased once every 12 months for periodic leases. This is designed to offer more predictability for tenants, but it also means rental reviews need to be more strategic.

Since 13 December 2024, tenants must be offered at least one fee-free way to pay rent. Many landlords already comply, but this is now officially mandated.

What’s coming next?

The bulk of the new reforms kick in on 19 May 2025. These include:

  • Stricter rules on ending tenancies: ‘No grounds’ evictions will no longer be allowed for periodic and fixed-term tenancies. Termination notices will need to meet new criteria and include specific supporting documentation. 
  • Pet requests can’t be unreasonably refused: Tenants will be allowed to request pets in writing. Landlords must respond within 21 days and can only refuse based on specific, fair reasons. 
  • Increased penalties for non-compliance: The consequences for getting it wrong are going up — significantly. The best way to stay protected? Stay informed and make sure your management is aligned with the new rules.
